<p>Sash windows were a huge improvement over their predecessors, both aesthetically and practically, and were incorporated into older homes as well as being favored for new buildings. Many were later removed, however in order to avoid paying the window tax of the late 18th/early 19th centuries. The Georgian sash window took on the modern double sash form. Glass was still expensive and marked with central bull&#8217;s eyes by the manufacture process. Once larger panels became available the classic six-paned Georgian windows appeared..</p>
<p>Sash windows continued to be popular during the reign of Queen Victoria, although carved and molded decorations were commonly added to them. <p class="MsoNormal">The Manchester Office Agents&#8217; Forum has predicted that <st1:city w:st="on"><st1:place w:st="on">Manchester</st1:place></st1:city> office rents will start to increase as landlords are able to stop offering incentives attached to rents.</p>
<p class="MsoNormal">The forum stated that over the last quarter of 2009 almost 200,000 sq ft of <a href="http://www.deskspacegenie.co.uk/">desk space</a> was let out, which was only slightly below the long term average, reducing the amount of total available space by about 15%.</p>
<p class="MsoNormal">Acting chair of the forum, Simon Reynolds, stated that given the more recent economic events the statistics show that <st1:city w:st="on"><st1:place w:st="on">Manchester</st1:place></st1:city> has a large amount of strength below the radar and that the common view among property industry experts is that prime rents will start to harden and incentives will slowly stop being offered altogether.</p>
<p class="MsoNormal">The Forum believes that the <a href="http://www.manchester.gov.uk/info/100002/business"><st1:city w:st="on"><st1:place w:st="on">Manchester</st1:place></st1:city> office market</a> will stay stable throughout the rest of 2010 with an average amount of letting during the second part of the market.<span style="">  </span>New availability of office space from development will decrease to the lowest level that has been seen over the past ten years which will allow the landlord to be in favour during the letting process for the first time since the recession began in 2007.</p>
<p class="MsoNormal">Office space that is refurbished on the other hand will not fare as well during the second part of 2010 with a large amount of refurbishments slated to be completed thus creating a vast amount of competition.</p>
<p class="MsoNormal">In particular, terms will begin to harden in <st1:place w:st="on">South Manchester</st1:place> as larger units for let become quite rare, with other markets staying subdued, such as Salford Quays.</p>

Whether the mortgage is on a primary residence or vacation home, defaulting on a mortgage can have serious consequences for the homeowner. These consequences vary by state, province, and country, so you must be sure to completely understand them.</p>
<p>Defaulting on <A HREF="http://www.yourspanishmortgage.com/"> mortgages in Spain</A>, for example, has very specific consequences. If you are not a Spanish citizen but own a home in Spain, you may think its still possible to easily walk away from the mortgage with no consequences whatsoever. This used to be true, especially for second residences or vacation homes. But now Spanish mortgage holders can and do pursue every legal means necessary to collect on their mortgages.</p>
<p>In case a homeowner must default on a Spanish mortgage, turning over the home to the bank is often an option. This option will save you money in court costs incurred by the bank when pursuing you for the balance, as well as additional interest on the mortgage during the court battle. But although this is an option, it must first be discussed with the bank. The bank is under no obligation to let you out of the mortgage by taking the home back. They will be rather unlikely to take the home back without good reason such as a hardship. If your spouse dies or your income has dropped due to another cause that is no fault of your own, the bank may consider that a valid hardship and allow you to turn in your keys to the home.</p>
<p>If despite your attempts to negotiate a home turnover, the bank refuses your offer, you must then sell your home. Try to get a final sale price that will cover the remaining amount on your Spanish mortgage or one that will come as close as possible to paying it off, as the bank will still expect the full amount from you in any case. The bank will be most likely to aggressively pursue you for a large shortfall on the Spanish mortgage. They will attempt to collect the remaining amount they are owed in any legal way they can. This means you may face liens on any assets you own, including your primary home and investments. This may take years to do, but the bank will not give up without getting their money.</p>
<p>If you must default on your Spanish mortgage, it is vital that you contact the bank as soon as possible to work with them. Working with the bank that holds your Spanish mortgage can result in a fair settlement that benefits both you and the bank with as little impact on your other assets or financial holdings as possible.</p>
