Protecting Young Drivers: Great Tips for Parents

Filed under: Helpful Stuff, Home Improvement Info, Real Estate Tips + More — admin @ 6:09 pm

The architectural style of the 18th and 19th centuries is closely associated with sash windows. Their popularity stemmed from their larger panes of glass and more elegant proportions than casement windows.

After years of controversy, experts now believe they were originally invented in Yorkshire. They were developed there to keep out wet weather while permitting air to circulate by leaving a narrow opening, and were also protected from rot and distortion by being closed in a box.

Sash windows were a huge improvement over their predecessors, both aesthetically and practically, and were incorporated into older homes as well as being favored for new buildings. The window tax of the 18th and 19th centuries caused many of these fashionable windows to be taken out again, however. The window with two movable sashes was developed during the Georgian era. Glass was still expensive and marked with central bull’s eyes by the manufacture process. Once larger panels became available the classic six-paned Georgian windows appeared. They became a key part of Regency architecture.

The Victorians continued to favor sash windows, but added their own style with elaborate carved and molded ornamentation. Sash windows that are gradated in size, becoming smaller at the top of the building are indicative of the style of this time, as are large bay windows. Four paned sashes are more common in houses built at this time. While the absence of glazing bars was originally a status symbol, many people put in windows that imitated older styles once sheet glass had become cheaper and more commonly used during the late 19th century.

During the 20th century, sash windows have tended to disappear from our streets, being replaced by cheaper, mass-produced windows. Recently people have begun to take an interest in the historic character of their homes, resulting in greater demand for traditional style sash windows. Modern versions of the sash window preserve the traditional character of older properties, while combining all the latest developments in manufacturing processes with the grace and practicality that this style epitomizes.

Educating Young Drivers: Sound Advice for Parents

Filed under: Helpful Stuff, Home Improvement Info, Real Estate Tips + More — admin @ 10:44 am

Sash windows are an integral component of 18th and 19th century style. They make practical and aesthetically pleasing alternatives to casements, with their large glass panels and graceful proportions.

Despite much debate, the sash window is now thought to have originated in Yorkshire, England. They offered greater resistance to rot and distortion, while being able to keep out the weather and still allow fresh air in since they can be opened only slightly when it is raining.

Sash windows were a huge improvement over their predecessors, both aesthetically and practically, and were incorporated into older homes as well as being favored for new buildings. Many were later removed, however in order to avoid paying the window tax of the late 18th/early 19th centuries. The Georgian sash window took on the modern double sash form. Glass was still expensive and marked with central bull’s eyes by the manufacture process. Once larger panels became available the classic six-paned Georgian windows appeared..

Sash windows continued to be popular during the reign of Queen Victoria, although carved and molded decorations were commonly added to them. Sash windows that are gradated in size, becoming smaller at the top of the building are indicative of the style of this time, as are large bay windows. Four paned sashes often indicate a Victorian style. Imitations of older style windows were also popular towards the end of the 19th century, as the wealthy sought to differentiate themselves from the previously prized plate glass and narrow glazing bars that had became more affordable.

Despite their popularity at the start of the 20th century, sash windows have become less common during the last hundred years, with cheaper, less labor intensive types of window being used instead. An interest in conserving historical styles of architecture has recently revived the demand for sash windows, however. Sash windows today use all the latest technology, but retain the elegance and functionality of traditional sashes, and preserve the historic style of the older houses.

Manchester Office Agents’ see mixed signals

Filed under: Biz Ops, Plugging, Real Estate Tips + More — admin @ 6:19 am

The Manchester Office Agents’ Forum has predicted that Manchester office rents will start to increase as landlords are able to stop offering incentives attached to rents.

The forum stated that over the last quarter of 2009 almost 200,000 sq ft of desk space was let out, which was only slightly below the long term average, reducing the amount of total available space by about 15%.

Acting chair of the forum, Simon Reynolds, stated that given the more recent economic events the statistics show that Manchester has a large amount of strength below the radar and that the common view among property industry experts is that prime rents will start to harden and incentives will slowly stop being offered altogether.

The Forum believes that the Manchester office market will stay stable throughout the rest of 2010 with an average amount of letting during the second part of the market. New availability of office space from development will decrease to the lowest level that has been seen over the past ten years which will allow the landlord to be in favour during the letting process for the first time since the recession began in 2007.

Office space that is refurbished on the other hand will not fare as well during the second part of 2010 with a large amount of refurbishments slated to be completed thus creating a vast amount of competition.

In particular, terms will begin to harden in South Manchester as larger units for let become quite rare, with other markets staying subdued, such as Salford Quays.

A good commercial real estate representative

Filed under: Biz Ops, Real Estate Tips + More — admin @ 1:11 am
A good commercial real estate representative should also have a database of potential clients that the landlord would not have access to. Because of this wide coverage, you will be able to find tenants not only locally but in neighboring regions and even on a national level. A wider range of prospects means a better deal for your real estate. The idea is that to negotiate a lower price on a piece of real estate requires the seller to want to sell their house quickly or desperately. If you are talking to an unmotivated seller on the telephone then it will soon be very clear that you are not going to get a discounted price on this real estate. If the seller is unmotivated then you will be unable to negotiate a lucrative deal. One counterintuitive aspect of real estate investment is that you normally make a profit when you buy real estate and not when you sell it. This means that, while there is often little you can do to increase the value of real estate; sellers are human and are often willing to negotiate their price. Knowledge is what separates those that invest in real estate and those that talk about investing in real estate. The knowledge that is required is not difficult to master.
It has also helped real estate professionals have better access to listing information, recent sales history and various statistical data reports. Leonard Nomura of Bentley Real Estate Group says he could not imagine life as a broker without the Internet. The numbers are astounding. According to the National Association of Realtors, 77% of home buyers used the Internet to find their homes in 2005. This has steadily grown from 2% of buyers using the Internet to find their homes in 1995 and is speculated to be over 85% today. According to clickz.
