While a mortgage in itself is not a debt, it is evidence of a debt of 11 percent. Some will quote you precise, competitive rates 11 percent. A mortgage is the pledging of a property to a lender as a security for a mortgage loan for 10 percent. Brokers work with many mortgage bankers and, as a result, can sometimes find slightly more competitive rates 9 percent perhaps lower but dealing directly with a mortgage banker can move a loan along more quickly. Many of these fees are fixed but some can be negotiated.

It is a transfer of an interest in land, from the owner to the mortgage lender, on the condition that this interest will be returned to the owner of the real estate when the terms of the mortgage have been satisfied or performed.

Although most mortgage experts say that rates 7 percent are pretty much the same wherever you go, give or take this tiny 7 percentage. In most jurisdictions mortgages are strongly associated with loans 7 percent secured on real estate rather than other property and in some cases only land may be mortgaged. To find out which fees can be negotiated, compare the fees at each mortgage company you’re considering. And of course, each loan and each borrower are different.

So how do you find a lender or broker you can trust’ Credibility, dependability, and longevity in the home lending business are good places to begin. The What and Hows of ADD/ADHD in Children

Attention-Deficit/Hyperactivity Disorder (ADD or ADHD) is one of the most common neurobehavioral disorders of childhood and unfortunately most of its causes are unknown. It can persist through adolescence and into adulthood. According to the estimation of American Psychiatric Association’s Diagnostic and Statistical Manual-IV (DSM-IV-TR) 3%-7% of children suffer from ADHD. Some studies have estimated higher rates in community samples. Surprisingly, this dis-ease is diagnosed approximately three times more often in boys than in girls.

ADHD is a diagnosis applied to children and adults who consistently display certain characteristic behaviors over a period of time. The most common core features include:

Distractibility (less concentration and poor sustained attention to tasks)

Impulsivity (impaired impulse control and delay of gratification)

Hyperactivity (excessive activity and physical restlessness)

ADHD does not often come alone and there are many other conditions that are commonly associated with ADHD like depression, bipolar disorder, oppositional defiant disorder, conduct disorders and learning disabilities. These are just some of the conditions that can appear with ADHD. Some studies have indicated that between 50% and 70% of individuals with ADHD also have some other conditions.

Early diagnosis and treatment can often times prevent problems later. According to studies, anywhere from 24% to 30% of patients with ADHD also suffer from depression. In the past it was thought that depression might have been the result of constant failures due to ADHD symptoms. Therefore, if ADHD was successfully treated, the depression should disappear. Based on this assumption, ADHD was considered to be the primary diagnosis and the depression was ignored. However, a study by the Pediatric Pharmacology Department at Massachusetts General Hospital in Boston indicated that depression and ADHD are separate and both should be treated one after the other or sometimes simultaneously (depending upon the individual case).

Clinical experience has shown that the most effective treatment for ADHD is a combination of medication (when necessary), therapy or counseling to learn coping skills and adaptive behaviors, and ADD coaching for adults.

Indeed, diagnosis can be very difficult. Stimulant medications, commonly used to treat ADHD, can sometimes cause side effects that mimic depressive symptoms. These medications can also increase symptoms of depression and bipolar disorders, making it hard to distinquish what are the true symptoms and which are caused from medication. Many physicians will, therefore, treat the depression first, and, once that has been controlled will begin to treat ADHD.

So in that case pepression becomes the “primary” diagnosis and ADHD becomes the “secondary” diagnosis. Other physicians will argue that treatment must be simultaneous, with treatment occurring at the same time. Arguments for this method of treatment say that in order to have either condition under control, both must be under control.

We should also understand that medication is often used to help normalize brain activity, as prescribed by a physician. Stimulant medications, like Ritalin, Dexedrine and Adderall are commonly used because they have been shown to be most effective for most people with ADHD. However, many other medications may also be used at the discretion of the physician.

Not just the medication, but behavior therapy and cognitive therapy are also often helpful to modify certain behaviors and to deal with the emotional effects of ADHD. Many adults also benefit from working with an ADHD coach to help manage problem behaviors and develop coping skills, such as improving organizational skills and improving productivity. Moreover, the role of parents cannot be underestimated in either case.

As it is one of the most common and deadly diseases, so it is recognized as a disability under federal legislation (the Rehabilitation Act of 1973; the Americans With Disabilities Act; and the Individuals With Disabilities Education Act). Appropriate and reasonable accommodations are sometimes made at school for children with ADHD, and in the workplace for adults with ADHD, which help the individual to work more efficiently and productively. The idea is to make them feel comfortable as they are already challenged as a human being we should help and respect them.

It is also believed that psychology does nothing to treat or even to address the real ADHD symptoms. Usually psychologist and counselor help you and your child live with and accept the condition. So everybody, including the doctors, agree that the current state-of-the-art treatment for ADHD does nothing really to treat the actual disorder. Some experts recommend that all individuals receiving a diagnosis of ADHD should also have a complete and thorough psychological evaluation to determine the presence (or absence) of any co-existing disorders. Once this has been completed, a treatment team, sometimes consisting of family physician, psychologist and psychiatrist, can work together to create a treatment plan geared specifically for that individual.

Visiting Odessa, Ukraine? Don’t Forget to Visit the 15th Century Castle

Belgorod Dnestrovsky is a small city 86 miles from the port city of Odessa Ukraine. The city’s feature attraction is a 15th century castle. Belgorod Dnestrovsky city is a sleepy village of 50,000 people, located 20 kilometers from the Black Sea, along the bank of the Dniester River.

The fortress occupies almost four hectares. In cross section it resembles a closed polygon. The length of the outer wall is almost 2 kilometers. The wall stands 15 meters high and is up to 5 kilometers thick, while the walls, like the rest of the fortifications, are made out of local shell rocks.

The fortress is rung by thirty-four towers, with a moat 15 meters wide and eleven meters deep, although in the past the moat was much deeper. When the castle was threatened by attack, pipes could be opened and the moat would be filled with water, then the castle could only be accessed from the drawbridge.

Inside the massive fort, are three courtyards, separated from each other by thick walls. The first was the civilian courtyard where the serfs lived, the second was the garrison’s quarters, and the third, the oldest, smallest, and best fortified was the Citadel which housed the soldiers.

The remains of a mosque have been preserved in the first courtyard. The mosque was built by the Turks to replace a church they had destroyed on the same site.

The famous Russian poet, Alexander Pushkin visited this fort in December, 1821, and one of the tower’s is named after him.

In the mid-19th century the fortress lost its military significance, but to this day it remains an impressive picture of past military might.

How Do You Stand Out?

“Why given all the competitive alternatives in the marketplace should anyone buy from you?”

Would you be able to answer this for your business…

It’s one of my favorite questions to ask business owners. I first heard it at a sales seminar I attended several years ago. It was one of those great questions that simply stumped a roomful of about 400 professionals.

If you’re like a majority of small businesses out there, you’re answer will be pretty vague at best.

Well, that is if you are actually willing to acknowledge that you have competition in the way of alternatives to you and your service business. I’ve had more than one client tell me that they didn’t want to bother looking at the competition because what they were doing was new or different. “Nobody is offering exactly what I do.”

It doesn’t matter what kind of service you provide there are always alternatives to you in the marketplace. I’m fully conscious of the fact that the two biggest competitors I have are the decision to do nothing and the decision for someone to do it themselves. For most of us there are many more alternatives that this for our prospects to consider.

Stand Out From The Crowd

Do you know how to effectively differentiate yourself from your competition in a crowded marketplace? It can mean the difference between having a successful and sustainable business or not!

You want to be seen as unique or different in some way from your competitors. Almost assuredly someone has told you of the importance of differentiating yourself.

Maybe you’ve heard the expression ‘unique selling proposition’ or ‘USP.’ The problem is most small service-based business owners never get beyond what they do and what services they offer. Or they are simply saying, “We provide superior customer service.” Or, “We have the experience to get the job done right.”

Think about this for a minute. Who in your industry isn’t saying those things? Do you really think you’re differentiating your business this way?

Consider also that your prospects don’t really care much about what you do. But, they do care what they might get from you.

If you can’t clearly and articulately describe your uniqueness, how do you expect prospects to find and remember you over competitors? Worse yet, if potential clients see you as just like everyone else they have to chose from, how do you think they’ll end up deciding?

That’s right, Price or Fees!

And who exactly wins in a price war. Right again, nobody!

Before you roll your eyes and start claiming that your type of clients are very price sensitive anyway, take a step back and ask yourself ‘what do I do to differentiate my business?’ Chances are you’re not doing anything. So how do you know for sure that price is the deciding factor?

When you fail to differentiate yourself, you’ll never get the degree of attention and interest that you want for your services. And even if you do get attention occasionally, you’ll be easily forgotten in the sea of other small businesses competing for the same clients.

It’s such a common small business mistake, but are you prepared to fix it? If you haven’t done this for your business yet, I’d suggest you schedule some time this week to work out your own strategic differentiation.

What’s the main thing that differentiates you and your service business in the minds of your clients and prospects? When you can articulate this, you’ll immediately be more memorable and successful.

So How Do You Stand Out?

Don’t be surprised when I tell you that your strategic differentiation might be as simple as looking at your own business. You just need to be able to articulate it in a way that makes you stand out in the crowd.

If your prospects can immediately see what it is you do that is so unique and they find it irresistible, then you’ve got it. And another important point to note is that your uniqueness may be perceived. That is, you may not be unique at all. But, if your prospects perceive you to be unique, then you are in fact unique.

Just remember what I said at the beginning of this article. Very few small businesses are able to clearly and articulately communicate their uniqueness. Therefore, even if your competitors offer pretty much what you do, the chances are they don’t effectively tell anyone. So as far as your prospects or clients are concerned you are unique.

Now be careful because there’s another key point I made earlier that you can’t ignore. That is what do you uniquely do that ‘makes a real difference’ for your clients. Simply being eccentric or outlandish is not the path to uniqueness that I would recommend.

Some Ways To Differentiate Your Business

Focus on a Target Market – If you simply cater to a specifically defined niche market, you can stand out. Your focus and dedication to a specific target market will allow you to become known as the true expert in that market space.

For example, who is going to stand out more – the small business accountant or the small business accountant focused on local medical and dental practices?

Focus on the Problems you want to Solve – When you focus on a particular kind of problem, issue, or challenge that your clients deal with, you can position yourself as the real solution provider. The powerful thing about this approach is that you’re more likely to hit a nerve that your prospects can relate to.

For example, who is going to get more attention?

“I’m a marketing and business growth coach.”

“I’m focused on helping professionals that struggle with how to consistently attract more business.”

Focus on the Results you Produce – If you can promise and deliver on a specific result that makes a measurable difference for your clients, who’s not going to pay for that value? You’ll not only get noticed, you’ll likely also be in a position to charge more for your services and also generate more referrals.

Which do you think stands out more?

“We deliver our training services on time and within budget.”

“We’ll fully train your team within three business days or less – guaranteed.”

Focus on a Different Approach – Right or wrong, your potential clients likely assume that you deliver your services pretty much the same way as everyone else. But, if you’re able to draw a distinction in your experience that clients can see value in, you’ll stand out from the crowd. How can you package your services into a process that will make it more tangible for prospects to understand what you offer?

Which is more likely to pique your interest?

“We customize our approach to the unique need of each and every client.”

“The ABCD Growth System is a proven method to help you consistently generate more high-quality leads and convert them into more clients.”

These are just a few key ways to differentiate your business. The most powerful way to create your strategic differentiation is to use a combination of the above methods to communicate about your business.

When you can put it together in a clear and concise statement it will be something that sets you apart from the crowd and makes your prospects take notice. This may not be the sexy approach you’ve been searching for to differentiate yourself, but I promise you’ll be pleased with the results if you give it an honest try.

Starbucks Stock is Up

Starbucks earnings are up again and so is their stock slightly. It appears they are exporting America’s weakness to caffeine and sugar around the world. This seems to serve the company’s profits well and nations like China have quite an emerging population to sell to. Think of the exporting of tobacco and the riches the orient has given. Perhaps this is the answer to our advancing trade deficit. Should you have Starbucks in your portfolio?

Selling drugs has always been a worldwide moneymaker from the Afghanistan Poppies to the Columbian Cocaine. Caffeine is a much milder substance, like some of the other “Ine” drugs such as morphine, codine, nicotine, etc. As the addiction of Starbucks moves across the planet, it might be worth a look into the dynamics of addiction and what this could mean for your retirement investments. Many people have gotten rich off the selling of drugs. After all Osama Bin Laden and the Talley Bandits have been able to use those funds to stave off the most mighty army in the world. The good thing about investing in Starbucks is you do not have to live in a cave and hide out to get a piece of the action.

Excessive sugar in one’s diet we know contributes to early diabetes and in children causes issues with brain functions while they are still forming. ADHD seems to be a problem in our society. So it is better to export it than to have these issues so prevalent here. Just like the tobacco issues and cancer, better them than us. Sell tobacco outside the US and not to our citizens here. Just think you can make money in the stock market by supporting obesity in other nations and be helping our trade deficit at the same time. Think about how good this could be as Starbucks expands to other nations?
